| Leases | Leases Our operating lease costs were $71 and $72 for the three months ended June 30, 2026 and 2025, respectively. Our operating lease costs were $144 and $145 for the six months ended June 30, 2026 and 2025, respectively. Our variable lease costs were $46 and $17 for the three months ended June 30, 2026 and 2025, respectively. Our variable lease costs were $62 and $33 for the six months ended June 30, 2026 and 2025, respectively. Variable lease costs consist primarily of a pro rata share of operating costs, insurance costs, utilities and real property taxes. Future minimum operating lease liabilities as of June 30, 2026 are presented in the following table. Variable lease costs are not included in these payments:
