Leases — Lessor

 

Tenant leases to which the Company is the lessor require the following non-cancelable future minimum lease payments from tenants as of  June 30, 2026:

The amounts presented above exclude tenant variable payments, rental escalations that are not fixed, or future rental revenue from the renewal or replacement of existing tenant leases.

 

Variable payments consist of recoveries from tenants for common area maintenance, utilities, and operating expenses of the property, and various other fees, including fees associated with the delivery of aircraft fuel, late fees, short-term rentals, and lease termination fees. Variable payments are charged based on the terms and conditions included in the respective tenant leases and are recognized in the same period as the expenses are incurred. 

 

The table below sets forth a summary of variable payments for the three and six months ended June 30, 2026 and 2025 recorded in the captions within our consolidated statement of operations:

As of June 30, 2026 and December 31, 2025 , the deferred rent receivable included in accounts receivable, prepaid expenses, and other assets was approximately $2.1 million and $1.5 million, respectively. Deferred rent liabilities and rent received in advance represent tenant payments received prior to the contractual due date, and is included in accounts payable, accrued expenses, and other liabilities. Such liabilities totaled approximately $6.2 million and $6.6 million as of June 30, 2026 and December 31, 2025 , respectively.
