COVID - Loan transferred to special servicing 6/19/2020 for imminent monetary default. The subject is a 200-room lodging property located in Newark, NJ. The property was built in 2004 and renovated in 2013 and 2019. The property has been

 

closed for operations since April 2020. The property was most recently inspected on 6/25/2021 and found to be in overall good condition at that time. A 3/22/2021 Phase 1 ESA found no RECs, HRECs, or CRECs. After the completion of

 

various clean-up and restorat ion items at the hotel, the property reopened for business on 1/15/2022. For the month of Apr 2022, STR states 66.9% occupancy, $123.93 ADR, and $82.85 RevPAR. Apr 2022 RevPAR Index was 103.0. It

 

should be noted that Apr 2022 ADR index was 103.7. It wi ll take time for the subject property to ramp up, generate demand, and penetrate on an Occ basis. However, Occ index was a promising 99.3 for the month of Apr 2022. The special
